Item 1: Finch SSA – Adoption – Legislative
Request to approve by Ordinance and authorize the Chairman to sign a Land Use Restriction Agreement. Project number FLU21-000011 is being reviewed by Kristen Shell. This is a small-scale amendment application submitted by Baker Engineers LLC on behalf of John Finch requesting to change the future land use from Commercial and Estate Residential to Industrial and Extractive Uses and to change the zoning from General Commercial and Estate Residential to Light Industrial on 15+/- acres. The property is in District 2 and located approximately 1 mile north of US Hwy 331 S and Rock Hill Rd and identified by parcel number(s) 02-1N-19-17000-004-0040, 02-1N-19-17000-004-0010.

Item 2: Land Development Code Text Amendments – Adoption – Legislative
Second reading of an Ordinance. Walton County Planning and Development Services Staff is proposing substantive text amendments to Chapters One, Two, Five, Six, Seven, and Nine of the Walton County Land Development Code. The proposed amendments relate to Code Compliance issues, recent statutory changes, and continuing staff efforts to maintain and improve interpretation and implementation of the Land Development Code. These changes will impact many current standards and components of the Code, including but not limited to home-based businesses, recreation vehicle use, signage, buffering, setbacks, landscaping, and enforcement.

Item 3: US 331 Apartments – Request to approve by final order – Quasi Judicial
Project number MAJ22-000007 is being reviewed by Stephen Schoen. This is a major development application submitted by Jenkins Engineering Inc on behalf of VCP Santa Rosa, LLC requesting to develop 260 multi-family units on 29 +/- acres with a future land use of Mixed Use and a zoning district of Village Mixed Use and Town Center One. The property is in District 5 and located approximately 1 mile north from US Hwy 98 on the west side of US Hwy 331 S and is identified by parcel number(s) 30-2S-19-24000-011-0000, 29-2S-19-24000-008-0050, 30-2S-19-24000-013-0000.

This is a major development order application submitted by Emerald Coast Associates on behalf of Move It Storage, requesting approval to develop 92,037 square feet of mini storage, 7,000 square feet of fast-food restaurant, 4,000 square feet of medical office and associated infrastructure in 2 phases on 7.90 +/- acres with a future land use of Mixed Use and a zoning category of Village Mixed Use.
